Haverford Colony Newsletter, July - October, 2016 NEW PROPERTY MANAGEMENT Haverford Colony's new property management team from American Property Management was introduced at the July board meeting. Haverford Master will continue to use Alma Property Management. So when reporting maintenance requests, please direct Colony area requests to American Property Management, and please direct Master area requests to Alma. This map shows which areas of the neighborhood are covered by who. LANDSCAPING Landscaping proposals were reviewed for removals, repairs, and replacements of declining and dead areas of grass, plants, shrubs, and trees throughout the development. Spending for improvements was approved. Let's protect our investments. If there are new plantings or grass seed in the area around your units, we ask that homeowners assist with watering. Outside spigots are available at the end units. RETAINING WALLS Proposals were reviewed, revised, and approved to replace decaying timber retaining walls on Parktrail Ct. Work is now complete on the new modular block retaining walls with safety rails. CHIMNEY REPAIRS Chimney top repairs for all Haverford Colony units are planned. Repairs are scheduled in 4 phases. Phase 1 was completed last year. Coast to Coast Masonry recently completed work on units in phase 2, but minor engineering modifications remain to be done. Chimney repair work on units in phase 3 will be in 2017. PAINTING The start of phase 1 of 3 painting and deck staining has been delayed. It is now scheduled for 2017. PROPERTY TAX APPEAL Our triennial Cook County property tax assessment will be appealed on behalf of all Colony homeowners. If successful, payment for attorney fees will be due from homeowners according to their portion of first-year tax savings. BOARD MEMBER CHANGE After many years of serving on the board, Ken Carney has resigned. We thank Ken for his long service to the community. Barry Lubin was appointed to fill the vacancy. 2017 BUDGET The 2017 Proposed Budget was mailed to homeowners. It has a ~4% increase over the 2016 budget. It will be discussed and voted on at the Nov. 10 meeting. COMMUNITY BULLETIN BOARD A Haverford community bulletin board is available online. All members of the Haverford community are encouraged to register and communicate. |
