Haverford Colony Newsletter, December 2016 - February 2017

BOARD OF DIRECTORS ELECTIONS
Elections for 2 Board seats will be held at the 3/16/2017 annual meeting. Nomination forms were mailed to homeowners. If interested in serving on the Board, please submit your nomination form by 2/7/2017. And please attend the 3/16 meeting to vote. If you can't attend the meeting, please vote by returning the proxy form you will receive.

WINDOW & DOOR REPLACEMENTS, ARCHITECTURAL CHANGE APPLICTIONS
Exterior doors and windows are condominium association "exclusive limited common elements" whose style must be consistent throughout the community. If you find it necessary to replace them, please complete and submit for approval the Rules & Regulations' Architectural Change Application and contractor's certificate of liability insurance before making any changes.

CHIMNEY REPAIRS
Minor engineering modifications were completed on all chimney caps that were replaced in 2015 and 2016. Chimney repair work on units in phase 3 will be in 2017.

PROPERTY TAX APPEAL
Our 2016 triennial property tax assessment appeal is being
re-submitted to the Cook County Assessor on behalf of all Colony homeowners. If successful, payment for attorney fees will be due from homeowners according to their portion of first-year tax savings.

2017 BUDGET
The 2017 Proposed Budget was approved at the 11/10/2016 board meeting. Coupon booklets for 2017 monthly assessment payments have been mailed to all homeowners.

INSURANCE
Haverford Colony has withdrawn from the insurance policy with Haverford Master and is now covered with a separate policy. Our insurance premium savings are over $6,000 this year.

HOME SECURITY WARNING
A couple of Haverford home burglaries were recently reported. This serves as an important reminder that we must be vigilant, check with our neighbors, and report suspicious activity. The neighbor you help will return the favor.

HOME SECURITY SIGNS
The Schaumburg Police Department's crime prevention staff was contacted for recommendations. They suggested 1 yard sign at the front of a unit, 1 sticker at the front door, 1 sticker at 1 rear door, and most importantly, keeping the outside area well lit. New policy wording will be included in an upcoming Rules & Regulations document revision.
